HOMEOWNER ASSOCIATIONS or HOAs (aka common interest developments) are the fastest growing real estate developments in the USA, but the local press is not likely to cover many stories about any HOA because these entities are seen as privately controlled enterprises. |||  https://bit.ly/3gdnPSu  |||  https://bit.ly/3i1lBYr  |||  https://flip.it/ovvLsp  |||

‘Solar eclipse’ for California HOAs ★ AB-634 What does the average California solar installation cost? SLIDESHOW ▶ https://goo.gl/njrdem ▶ In CA, the total average cost of an installed residential solar (PV) system is about $16,950 for a four-kilowatt system, the average size of a residential installation. But since we are among 182 owners in the unique Cobblestone Canyon (condos) of Trilogy Glen Ivy, it stands to reason the average-capacity system would not meet our needs here. But even if it did and we could reasonably move through the HOA approval hurdles (see attached report), the amortization of such a system seems well beyond reach. Let’s assume a solar system could drop our monthly bills to zero. For 2017, our monthly SCE bills averaged $58.30, or 644.21 for the year. My simple math calculation means it would take 26 years to amortize a $16,950 solar system.   Simply observing that this idea is not in the cards at this time even th...

ALTACITIES ®, an acronym for “ALTERNATE CITIES,” is the web moniker for the neighborhood of sites, blogs and locations created and managed by @ ALTALOMAN , in reference to our first web journals and blogging activity when residents of Alta Loma in Southern California. Chances are the hashtag # FEMA is not an internet search you would normally conduct or follow, unless you have a disaster recovery matter to cover. And, in a related matter,  January 17, 1994  seems like a distant searchable date, but the day is memorable around the world and in particular for California as the occurrence of the devastating Northridge Earthquake .  For homeowners around the TRILOGY of neighborhoods in the Temescal Valley, the Northridge Quake may be a distant memory, but it is a harbinger of events that may follow.  Many authorities, including seismologists, are predicting that California is overdue for another Northridge-type quake.  Question is: When and where will this happen across our 163,696 square miles (423,970 km)? These questions are given some immediacy because, last week, on our Federal Capitol Hill, Congressman Jerrold Nadler (NY-10) introduced the Disaster Assistance Support for Communities and Homeowners Act of 201...
