#SocialCurrentSee ®▶ #FHAnswers * ( #ALTACITIES archive by @ALTALOMAN · @Storify https://t.co/r1Ra0pjzY2 — Mike Foxworth (@ALTALOMAN) May 23, 2016 First-time condominium buyers soon discover the potential complications of their purchases, as partially explained in the following  #SocialCurrentSee . As the owner of a condo in a Southern California Inland Empire community of Trilogy Glen Ivy (south of Corona) we are personally familiar with these complications, but also the advantages of living in a condo with regard to maintenance, amenities, and affordability for what is generally a pricey marketplace for all real estate. Within our community of some 1317 residents who are required to be 55+, there is a known interest in the subject of reverse mortgages, but that option is not currently available for the some 180+ condominium owners because the community is not FHA-certified.  For that reason, the preface archive (see tweet above) may be timely, indeed. Life is relatively peaceful at the moment, although some unfinished business and attention to details (or lack thereof) are creating angst for some. Yet, the details of this # SocialCurrentSee clip of the day is one story that has no parallel in our community, but that does not mean it is not possible.   Tw...

Should cities pay for HOA failures?

#ALTACITIES asks: Should a city gov help pay for a failing HOA to take care of deferred maintenance and repairs? https://t.co/1Roc0OPZwx — Mike Foxworth (@ALTALOMAN) February 1, 2016 Flip②▶ Home ♥ Worth on Flipboard |  http://flip.it/ZW4Jq VIDEO SOURCE : Undeniable is the fact that home purchases are increasingly involving buying to common interest developments (aka HOAs) and this source identifies the real reason.  Cities, counties, states, and municipalities are wanting housing development without having responsibility on control, governance and maintenance of these communities. Both first-time buyers and experienced buyers often ask, " what the deal is with homeowners associations ." They are very popular right now, so there is a good chance you'll be a part of one if you're buying in almost any US locality. Financing your HOA buy via FHA, VA?

Image
Our 1317-unit HOA (with 170 condo owners within) is not fully available to all potential buyers.  The community south of Corona in the Southern California Inland Empire is not FHA certified for a couple of reasons: 1) the existence of a a mandatory, developer imposed community development fund that places an escrow fee of .5 percent of the sale price on all properties, and 2) a specific unresolved legal case by the HOA against the original developer of a backroom deal for telecommunications. Such impediments to FHA (even VA) certification are not unusual, but the State of California now requires HOAs to make these disclosures public.  That could be a good thing. Baby boomers today in California are notable for their purchases of retirement homes or second homes South of the Border and even in some South America countries. Smart buys outside the USA require some extra due diligence and inspection of legal pitfalls. As noted in the following clips, errors of judgment or failure to obtain all the details may result in a sudden loss of ownership after a significant investment of life savings.
