HOA life not in tune with some people types

If you follow the blogs and websites for any of the legal beagles for the homeowner association (HOA) industry, even the management companies that serve HOAs, you know these professionals well realize that not all potential buyers are suited for HOA life.  So real is this fact that I am surprised that there is not a standardized personality test (like the Briggs Myers) given to all potential homeowners before escrow is opened.  The lead story in the following archive and the 'social current see' appended gives evidence of at least one group that should never, ever buy into an HOA.

A CA condo conundrum: EQI

If you have been to the California Earthquake Authority (CEA) website, you well realize the efforts of this quasi-governmental nonprofit to spur the marketing of earthquake insurance (EQI) in California.  Data at the CEA site explains that only about 12 percent of Californians actually have EQI at the present time.  It is almost impossible to find statistics on how many California condo owners have EQI, but it stands to reason that the percentages are less than the 12 percent number.  That's largely due to the fact that condo owners (because of the association factor) are disadvantaged in this marketplace, as the following video will attest.

Caveats about HOA CC&Rs

Anyone who lives or has lived in a common interest development (aka homeowners association or HOA) has certain cognizance of the covenants, rules, and conditions (CC&Rs) of those "private government" communities.  Virtually every conflict that can and will arise in these locations is the result of CC&Rs that were initially drafted by the community developer and then perhaps altered or amended by the HOA attorneys.  Sometimes those changes need enabling legislation at the state level, but that is a whole different matter.  If the HOA lobby is not 100% behind those changes, the local HOA homeowner has little chance of effecting the change.

HOA: Solar laws see light of day

Next to the drought, California homeowners (not just those who live in common interest developments, of HOAs) universally deal with energy consumption and ways to control energy bills.  Solar is an option for some, but not yet for all.

Oh my, the Clinton Obfuscation!

Again, I am taking liberty with the analysis, but the 2016 race to find the eventual occupant for the most politically coveted common interest development (not an HOA) residence in America is packed with flawed contenders.  But none of the would-be occupants of the next White House are as noteworthy and accomplished at prevarication and obfuscation as the one whose initials are H.R.C.

Financing your HOA buy via FHA, VA?

Our 1317-unit HOA (with 170 condo owners within) is not fully available to all potential buyers.  The community south of Corona in the Southern California Inland Empire is not FHA certified for a couple of reasons: 1) the existence of a a mandatory, developer imposed community development fund that places an escrow fee of .5 percent of the sale price on all properties, and 2) a specific unresolved legal case by the HOA against the original developer of a backroom deal for telecommunications.

Such impediments to FHA (even VA) certification are not unusual, but the State of California now requires HOAs to make these disclosures public.  That could be a good thing.

Disclosure: The 'asso' behind HOAs

At some time in every life there is an association affiliation.  Between the millions of professional groups, clubs, churches, and, yes, community or homeowner associations virtually no one lacks for standing on the membership rolls of something and somewhere.  Rarely will you find any such group that doesn't deal with detractors or skeptics in at some time and in some way.  Our 'social current see' archive of the day starts with a specific view of an HOA related group, the Community Association Institute.
